For those in commercial real estate, issues may arise with the business owners not paying their rent and any fees applicable. In some situations, the business performing inside the buildings may not be what the owner of the buildings allows. To give an example, if the owner of a commercial real estate property leases out to a business with the agreement that they are performing arts and crafts sales, the business owner cannot come back behind the contract and sell motor oil or any hazardous chemicals. For the business, they may find themselves in a situation where the building owner may have a dangerous issue that brings the building not up to code. Then the business can take action to keep themselves or their customers safe. The proper thing is always politely to bring it up to the property owner before going over their head.
